POLICIES/RENTAL AGREEMENT FOR FOSS RIVER COTTAGE & LODGE

Thank you for your interest in Foss River Lodge. We find that guests who take the time to read this information are fully informed about their and our rental obligations. Please read all information herein thoroughly. If you feel that you or others who will be staying at the cabin cannot comply with these policies, please contact us immediately and your reservation will be cancelled. Failure to cancel the reservation immediately implies consent to these policies and rental agreement.

Payment: We accept Visa, Master Card and checks. Full payment is due 30 days prior to arrival. A check payable to Foss River Lodge LLC would be appreciated; but if not received by the due date, the cabin rental will be charged to your credit card.

Deposit: There is a separate $250 security deposit is refundable by check 15 days after your departure if the cabin is left the way it was found and policies have been adhered to. The deposit must be paid by Visa or Master Card that is valid through the duration of your stay.

Rates: Current rates are posted on the website www.fossriverlodge.com. Rates are subject to change without notice; the rate at the time of the reservation will be honored. The discount midweek and weekly rates are not available during holidays. Sunday will be at the weekend rate if booking Sat/Sunday instead of Fri/Sat, unless Friday is not available. There is no charge for children age 2 & under if sleeping with parents or in a crib (not provided).

Cancellations/Reschedules: Up to 30 days prior to first day of arrival: the deposit will be returned less a cancellation fee equal to 10% of the rental. If a cancellation or reschedule is made less than 30 days prior to scheduled arrival date and the cabin can be rebooked, we will refund the full deposit (provided full payment has been made) and 80% of the rent for any nights that are rebooked. If the cabin cannot be rebooked, there is no refund of the rent. You are encouraged to buy travelers insurance to cover emergencies. All reservation changes, including number of guests, must be acknowledged in writing.

Minimum Age: Anyone under age twenty one must be accompanied by their parent.

Change in the Number of Guests/Conduct of Guests: Please inform Foss River Lodge LLC of a change in the number of guests before your arrival. The cabin cannot accommodate more than 12 guests. No refunds are made for changes in the number of guests after your arrival. The cabin is not for parties, nor gatherings at any time of anyone except for those who have paid to stay there (5 guests). Unauthorized people at the cabin at any time will result in the loss of your deposit. If there is excessive noise, illegal activity, or evidence of violation of any of these policies you may be asked to vacate the premise without refund.

Arrival Time 4:00pm; Departure Time 11:00am: You may be able to arrive earlier if the cabin is not occupied the previous night. Unless you have arranged an early check-in, please do not arrive early. Your prompt checkout is appreciated so we can prepare the cabin for the next guests. A later departure time may be possible if the cabin is open the night of your departure.

Smoking/Odors/Allergens: Smoking is allowed outside only. Do not discard the butts on the ground, in the fire pit or inside the cabin. Oil lamps, incense and cologne are not permitted due to the lasting odor. There will be a minimum 3 hour excessive cleaning charge for violations. Pets:. Are not allowed. There is a minimum 3 hour cleaning charge if animals are on the property.

Damage, Missing Items: Any damage to the cabin or its contents or missing item(s) will be charged to your credit card or deducted from your deposit at repair or replacement cost. If there is such a charge, an explanation will be mailed to you within 15 days. If there is extensive damage or cleaning, the final billing will be delayed until the cleaning/repair has been completed.

Hot Tub: Use of the hot tub is strictly at your own risk and liability. An adult must always accompany children. Observe the safety precautions posted at the tub and have other guests do likewise. Do not sit, stand, or lie on the tub cover; there will be a $300 charge if the cover is broken. Unhook the safety strap before removing the cover. Replace both covers & secure the safety strap when you are not in the tub to conserve energy, for safety, and to keep debris out of the water. Use non-breakable drink containers in the tub area to avoid broken glass in the tub. You may use whirlpool-compatible aromatherapy in limited amounts. Shower or bathe before using the hot tub. The bromine level is checked daily. If the tub needs attention (water is beginning to look dirty, green or murky), please call. If the next guests are unable to use the tub due to murky water or the tub has to be drained prior to schedule (weekly), there is a $45 fee. If the water level is low (below the water fill line) add more water or call, as insufficient water can destroy the pump. Do not remove the chlorine floater from the water as it provides ongoing sanitation. Instructions for the controls are posted at the hot tub, or we will help you.

Housekeeping/Supplies: A starter supply of expendable supplies is provided. Basic housekeeping supplies are provided to do your own cleaning during your stay. Housekeeping is not provided during your stay unless previously arranged. It is the renters' responsibility to leave the cabin as it was found (with the exception of the linens). Clean dishes may be left in the dishwasher or drainer. Excessive cleaning will be charged to your credit card at $45/hr, with an hr minimum. There is a minimum 3 hr charge for the following: tobacco smell/products in the cabin, unauthorized pets at the property, urine on bedding, strong cologne odor.

Plumbing: The toilets are water-saving models and don't have a strong flush. Do not put feminine products (tampons, etc.) in the toilet. A plunger is in the bath cupboard if needed. PLEASE do not pour grease down the kitchen drain ­ use an empty can.

Power Failure/Early Departure: If a power failure lasts more than 4 hours and you wish to leave early, a prorated refund will be given. See info sheet re: power failure supplies. We do not give refunds for early departure for other reasons.

Cancellations by Foss River Lodge LLC: In the unlikely event that we will have to make any changes to confirmed reservations, we will advise you at the earliest possible date. If this does happen, you will be given a full refund. We will also attempt to locate another facility for you. We will not be liable for any further obligations or claims.

Security of the Cabin: When you rent the cabin, you assume responsibility for it and its contents, as well as your personal property. Always lock the doors and windows when you leave (during the summer the upstairs windows may be left open). The code for the keysafe is changed with every guest for security. Be aware there is a security camera in the parking area.

Risks/Safety: Children are welcome; however, there are conditions in and around the cabin that may pose hazards to them, as well as to adults, such as the river, open stairways, fireplace and wildlife. Foss River Lodge LLC does not assume any responsibility for injuries resulting from your failure to use due caution. Children must be supervised at all times. Candles are not allowed due to fire danger (except citronella bucket candles in the summer). Shooting is not allowed on the property.

Winter Conditions: We will try to have the walkways and driveway clear of snow for your arrival. A shovel is provided if you need it during your stay. The driveway is cleared when it is snowing; however, during heavy snow falls there may be accumulation before it can be cleared again. Chains or 4WD are often required for the steep driveway; front wheel drive is sometimes adequate. Do not go to the river when there is snow or ice present as these steps are not cleared. Snow slides easily off the metal roof without warning. Do not stand under or close to an eave.

Repairs: Please call (360) 545-3796 to inform us of any needed repairs and they will be repaired as soon as possible. No refunds will be issued for malfunctioning equipment (except hot tub) unless it poses a safety hazard, in which case a prorated refund will be given. A refund of $25/weekend night, $15/midweek night will be given if you are unable to use the hot tub due to malfunction. Fire Ring: The fire ring cannot be used when there is an outdoor burn ban, which is common from late July until the fall rains resume. (www.metrokc.gov/ddes/fire/ for info) When using, a charged water hose is to be kept within 10 ft. The size of the fire is to be kept small enough so embers are not falling outside the rock ring. Open fires are permitted only when being used for cooking, so bring campfire food with you. Wood is not provided, and wood gathering around the cabin is not permitted. THE FIRE MUST BE ATTENDED AT ALL TIME AND COMPLETELY EXTINGUISHED BEFORE GOING TO BED.

Fireplace: When using the fireplace the screen must be in front of the fireplace. Damage caused by embers will be charged to your credit card at repair/replacement cost. The fireplace cannot be used when there is a stagnant air burn ban, but can be used when there is an outdoor burn ban. Do not put any flammable material on or near the fireplace or the baseboard heaters due to fire hazard. Do not put anything in the fireplace except wood and wood products. Firewood is not provided.

Recreation Equipment: Use of the recreation equipment is at your own risk and liability.

Linens: The pillows, blankets and throws are for inside use only. Do not take towels beyond the hot tub deck. Bring items with you that might be needed for sunbathing or outside smoking. I prefer that you don't wash the cabin's linens unless needed.

Left Items: Check carefully for belongings before leaving. Left items will be mailed COD upon request.
